DEVELOPERS
POS adoption that handles the complexity
Open space adoption and management is a time intensive and costly exercise, and one that often places an unwanted burden on developers and local authorities alike.
It involves the careful handling of property transfers; the drafting and signing of TP1s, negotiation with solicitors, mortgage companies and affordable housing authorities. It means compliance certificates, collecting annual service charge, arranging ROSPA inspections, the provision of first class maintenance and so much more.
Giles Landscapes POS handles all of this complexity, so you don’t have to.
Our adoption process
RESIDENTS
Residents' portal
Building positive relationships with residents is key to excellent public open space adoption and management. That is why we provide all residents with access to our online residents portal.
The portal is a communication hub that gives residents centralised access to key documentation, enables the booking of shared open spaces, provides notification of maintenance visits and so much more.
It enables residents to report issues directly onto our computer aided facilities management (CAFM) system, where the job status can be tracked through to completion.
The portal keeps residents informed, and helps us to respond to problems quickly.
ENVIRONMENT
Sustainable developments
Sustainable developments are good for people and the environment. For this reason, we work hard to encourage wildlife to our managed spaces by building and protecting natural habitats.
This includes hedgerow management, wildflower planting, providing nesting boxes, and limiting the negative impact of construction and maintenance.
We recognise the importance of effective SuDS schemes and individually tailor our maintenance schedules to manage them effectively.
Our focus on sustainability means we help to create and maintain places that people can enjoy, and where wildlife can thrive.
DEVELOPERS
Contract management
When we deliver maintenance, we operate to the highest possible standards. So we demand the same from our subcontractors.
To manage this maintenance process, we use Elogbooks – the UK’s leading CAFM solution which includes a 24/7 helpdesk facility.
With Elogbooks, we can ensure a high level of accountability and compliance. The system empowers Giles Landscapes POS to use multiple suppliers as if they were a single company, removing complexity and risk.
